Rent and Lease Info:
12 Equal Monthly Installments:
Please note that your lease explains that the total sum of your rent will be paid in twelve equal monthly installments. Your first full rent payment is due on or before August 1st, and rent payments are to be paid on the first of each month thereafter through the month of July. The term of your lease is “pre-prorated” for a 50 week term.
Paying Your Rent:
The monthly rent is due on or before the first day of each month during the lease term. All rent received after that date shall be subject to a late fee as described in your lease. Payments are made online via rentpayment.com as described and illustrated on our website: www.cbusbestrentals.com/paymentinformation.html
Security Deposit:
Your security deposit is just that, a deposit. It is not an advance rental payment and cannot be used toward rent. Please refer to your lease for additional information.
Parking:
The pass expires when your lease expires.
ONLY ONE permit will be issued, replacement permits are not available for lost or stolen passes.
It is your responsibility to ensure that your pass is properly displayed ANY TIME your vehicle is in the lot.
Lots are checked by a private tow firm and they are authorized to tow all improperly or illegally parked cars and any vehicle that does not have a pass properly displayed.
Any inoperable, unlicensed, or apparently abandoned vehicles will be removed from lot at the owner’s expense. There are to be no repairs or fluid changes done to vehicles on the lot(s).
Parking is done at vehicle owner’s risk.
The owner/manager is held harmless from any and all damages resulting from use of the lot.
Registered vehicles must use only one parking space. Residents may use only normal ingress and egress routes and refrain from parking on any lawn areas. Any reckless operation, such as speeding, squealing tires or brakes, throwing gravel or noisy operation of vehicle will result in loss of parking privileges, cancellation of permit rights, and immediate towing.
Residents may not block exits, fire lanes, aisles, dumpsters, or other cars; doing so will result in loss of parking privileges and being towed at car owner’s expense.
If your vehicle is towed, you must contact Shamrock at 882-3555, Buckeye Real Estate cannot get your car out of tow.

There are several blocks around campus area that have limited parking via special city passes. Be advised that the governing of these streets is handled only by the city. Parking permits are available for your address, at the city’s discretion. Permits are obtained through the City of Columbus Parking Violations Bureau (PVB), which is located at 2700 Impound Lot Rd, Columbus, OH 43207. The cost is $25 and you will need to provide a copy of your registration and signed lease. The PVB usually makes permits available to students at the Student Union during the first couple weeks of the school year. Move-In Maintenance:
Upon your move in, we can only guarantee that your apartment will be painted, cleaned and carpet cleaned. Many maintenance issues are addressed after residents have taken possession. Your Move-in Checklist is not a maintenance request form. All maintenance request are submitted online at www.cbusbestrentals.com/maintenancerequest.html
Utility Information:
Gas and electric service must be transferred into your name by the Move-In Date to avoid fees!
It is highly recommended that you contact the utility companies a few weeks before your plan to take occupancy of your new apartment as they get backlogged during August. Listed below are the phone numbers and requirements of the gas and electric service providers:

You will need the following when you first call:
Address (of the apartment you where you are starting gas service)
Name (of the tenant the service will be under)
Name of any additional tenant you want authorized to call regarding the account
Social Security Number (of the tenant the service will be under)
They will ask to do a credit check. Based on the credit check you may need to do the following:
Write down the Account #:________________________
Security Deposit (send to them, they will tell you how)
Fax in requested items (normally a driver’s license and social security card, make sure to write the account #, address and your name on the fax).
If you are an International Student and therefore do no have a Driver's License and/or SSN, Columbia Gas will accept a Student ID and Passport instead.
CALL BACK to verify that they have everything once you have faxed all information and paid the security deposit.
